HUD / Property Management Specialist

Independence, Missouri (Kansas City area)

Summary:

The HUD/Property Management Specialist is the property manager for both HUD facilities and other non-HUD locations. This position specializes in property management, follows all applicable state and federal landlord/tenant laws and oversees tenancy, rent, and required documentation for each site.

What you will get to do:

For HUD locations:

  • Prepare and complete all required paperwork, forms, and documentation for HUD housing including leases, certifications, re-certifications and income verifications.
  • Coordinate maintenance of physical plant.
  • Report all needed supplies, repair, and/or physical plant maintenance in a timely manner
  • Educate all tenants, staff about apartment policies, rules and enforces any needed lease/tenant violations
  • Implement, review and discuss facility policies updates or changes with supervisor, Administration, and State organizations
  • Ensure facility compliance with HUD housing standards, including tenant files
  • Assist with maintaining the waiting list for the apartment.
  • Collect, process and deposit all rental payments
  • Serve as HUD Secure Systems Coordinator; complete ongoing required training to remain current with all HUD policies; coordinate and prepare properties and files for required inspections
  • Maintain EIV and TRACS reports in accordance with HUD regulations
  • Submit monthly Housing Assistance Payment (HAP) requests to HUD in accurate and timely manner

For non-HUD properties:

  • Collect, process and complete rental payment and tenant lists monthly for all locations.
  • Maintain computer database of these documents
  • Complete all necessary documentation and procedures for property management at non-HUD locations, including leases

For all locations:

  • Implement policies and rules accurately and consistently
  • Promote and attend to the security of tenants from fellow tenants, unauthorized/authorized visitors, as well as against the introduction of illegal substances on properties
  • Ensure all areas and apartments are clean, neat and in order
  • Monitor housekeeping inspection processes
  • Complete monthly reports regarding vacancies, admissions, discharges, and other required data
  • Collect and submit all rent payments from all locations

Qualifications:

  • HUD and housing management experience preferred.
  • Bachelor's degree in human service related field preferred.
